Real estate registration is a system for publishing the physical status and rights of land and buildings to the general public. The judicial scrivener will prepare documents for the registration of right relationships and will act on behalf of the application.

2. Registration of ownership transfer

To register when buy or sell real estate, inherit, or receive as gift.

For buying and selling:

For inheriting:
Appraisal value of buildings ×4/1000+appraisal value of land ×4/1000+about 70,000 yen charging fee

3. Settlement of (revolving) mortgage registration

To register when setting a collateral for borrowing money and housing loan

The amount of Debt loan ×4/1000(※)+about 50,000 yen charging fee
(※When the building meets the requirements of residential house, the amount of debt loan ×1/1000)

4. (Revolving) mortgage revocation registration

To register when removing security interest since loan repayment is completed

Charging Standard:
(The amount of buildings + lands) × ¥1,000+about 20,000 yen charging fee

5. Registration of change of registered name display

To register when the registered person's address or name changes

Charging Standard:
(The amount of buildings + lands)× ¥1,000+about 16,000 yen charging fee

In addition, registration is required in various situations.
(An extra daily allowance and transportation fee will be charged for visiting trading settlements.)

Who is a land and house investigator?

A land and house investigator is a specialist in surveying, measurement and registering land and buildings. Upon receiving a request, the land and house investigator conducts an application procedure or examination request procedures for the investigation, measurement, and legal affairs bureau (registration office) regarding the location, type, area, etc. of land or building which are the necessary information required for the registration of the real estate.

What is registration of description?

This is to clarify the physical status of land and buildings in the registry, and the owner of the property is obliged to apply for registration within one month if there is any change in the current status of the property.
For this purpose, clarifying and recording in the register that where the land or building is located, what form it is in, and what purpose it is used for is called registration of description.

In case of new construction

We will guide you through the general procedure.

    The flow of procedure
  1. When building a new construction, registration procedures will be performed in the order of the heading registration of buildings → (as the procedure by the judicial scrivener after heading registration of buildings is completed)preservation of ownership registration + mortgage setting registration.
  2. If you are planning to borrow money from financial institution when the building is completed, it is necessary to prepare the procedure of the heading registration of buildings about one month before that.
  3. After receiving the materials of the property, we will create a building drawing for registration.
  4. Receiving letter of attorney / equity agreement from the owner.
  5. The heading registration of buildings will be completed in about 10 days after submitting documents to the Legal Affairs Bureau.
